My contracts always state that I will have the kitten back, at any age, should the new owner suffer a change of circumstances and be unable to care for it. Other than that, I also state the kitten must not be used for breeding, that the kitten must be neutered, and that the kitten should not change owners without me being informed.
Read through the agreement carefully before signing and make sure you query any unusual clauses with the breeder. If there are any odd ones, the breeder should be happy explain why they are included.
